Property Management Services:
Our primary goal is excellence in service, thereby providing you with a worry-free experience in owning a villa in a foreign country. Remote ownership adds significant and stressful challenges that can only be addressed by talented, dedicated and local professional resources.

• Administrative – payment of all your property-related expenses, including utilities, contracted services, and Accommodation Tax, coupled with a weekly 'hands-on' assessment of your property. Reports are issued monthly or on an emergency basis if needed;
• Primary Local Contact – act as your local contact for vendors, service providers, employees and others requiring a local decision-maker here in TCI;
• Grounds & Facilities Maintenance – oversee the proper maintenance of pest control, pool, spa, gardens, walls, fences, beach access, sewage treatment plants and the like;
• Hurricane Preparation Service - supervise the preparation of your home in the event of a hurricane;
• 24/7 Emergency Maintenance - oversee a team of dedicated professionals who will work to ensure that your villa is kept in top working order with as little lag time as possible.
• Optional Vehicle Maintenance & Insurance Service – provide periodic maintenance checkups and cleaning of your vehicle to keep it in top operating condition. Recommend the preparation of a complete vehicle insurance program providing collision and liability coverage for your approval. Ensure registration and inspections are kept up to date and current;
• Optional Property & Liability Insurance Service – recommend complete insurance programs and umbrella liability policies for your property;
• Optional Refurbishment Service - recommend and supervise any small to midsize construction, which can be contracted and supervised in your absence.
• Optional Interior Design Service - recommend and supervise topnotch interior designers and/or master carpenters to help you create your dream setting or maximize the beauty of your investment;
• Optional Rental Management Service - arrange deposits and wire transfers, forwarding money to owner, preparation of monthly statements of account and/or monthly reports, oversee cleanup between guest occupancy and more. Greet and escort your guests to their rental, as well as introducing them to the property. Oversee our 24/7 emergency maintenance service to ensure that every element of your villa is functioning as perfectly as possible. Too often we hear of air conditioners, generators, kitchen stoves or pool systems failing in the evening when the guests most want to enjoy them. Our maintenance staff will work 24/7 to ensure that all critical systems are quickly restored to full operation.

• Marketing Program – complete target market identification, sourcing, specialty photography, website content development, cross villa marketing, villa referral programs, and more;

Villa Guest Services Concierge

The primary goal of our Guest Services Concierge is to provide support and a discrete suite of customizable services for guests to enjoy the perfect vacation. Designed from a foundation of quality, these additional services are tailored to reflect and enhance the values, dreams and ambiance of the rental experience.

Coldwell Banker TCI will relieve villa/condo owners of the responsibility of managing their guests’ expectations. Our Guest Services Concierge assumes that responsibility, thereby ensuring happy guests who will refer their friends, family and business associates to your property. Guests may chose Personal Concierge Service or chose from among any of our optional services:

• Personal Concierge – provide unique "hands on" services for your villa guests from first contact through to the end of the rental, encompassing all of the following optional services:
• Airport Pickup – should your guests prefer, limo service for land transportation can be arranged, including VIP services and even private plane transportation;
• Massage & Spa Treatments – working through the local service providers, we help arrange massages, facials, pedicures, manicures and hairstyling in your villa;
• Childcare - arrange for reliable and trustworthy childcare;
• Housekeeping - provide experienced maid service;
• Private Chef - recommend and oversee top level chefs who can satisfy even the most whimsical palate;
• Cellular Phone Rentals – provide cellular telephones and phone cards so your guests can remain in touch with family and friends;
• Car Rentals – coordinate with Hertz for private automobile rentals;
• Taxi Services – coordinate local taxi services as either 'on call' or 'stand by';
