How do I reserve my accommodation ??

First of all complete and submit our easy to use enquiry form . We'll usually respond within 24 hours with availability . A booking form will be emailed or faxed to you , and upon return of the completed booking form, the accommodation will be put on hold for 7 working days. During this time a 50% deposit is required to confirm the reservation . A fax or e mail will be sent to you outlining your payment options . The balance of the rental fee is due 60 days prior to arrival and we'll remind you at that time that payment is due. Reservations

Once my reservation is confirmed, what happens next ?

We'll send you confirmation of your reservation and a receipt for your deposit. You'll also receive an information pack from us which will include tips on traveling to the islands , what to expect when you get here , basic information about your chosen accommodation , and more information on excursions and services that are available to you .

What if I have to cancel my booking ?

All cancellations are subject to a miminum charge of $100 per person. Cancellations received 60 days or less prior to departure are Non-Refundable. We strongly urge you to take Travel Insurance. Thansgiving and Christmas bookings are also non-refundable.

All listed rates are subject to change at any time prior to invoicing.

What happens when I arrive ?

If the accommodation you've chosen uses a Property Management company on island , they will meet you at the airport and escort you to your destination. If not, one of our representatives will be there to meet you . Transportation from the airport to your final destination is'nt included in your rental price . If you've reserved a rental vehicle with us we'll make sure your vehicle is at the airport when you arrive. Otherwise, you may take a taxi from the airport to your accommodation . Once at your final destination you will receive a brief tour of the property , highlighting the amenities and locale .

What can I expect to find at the villa ?

All of the properties we offer are furnished and maintained to a high standard. The property will have been cleaned prior to your arrival and you'll receive a light cleaning mid way through your stay . A supply of dry goods is provided i.e. bathroom tissue, soap, detergents etc. to get you started (but these are not replenished during your stay). There may be some staple items such as condiments , sauces , tea and coffee already in the villa which you're welcome to use, however the villa does not come pre-stocked with groceries unless you've requested this as an additional service. Beach towels are provided but not usually beach chairs , umbrellas and pool toys.

When do I Check in and Check Out ?

Check In is usually 3.00pm . In some cases it's possible to check in earlier if you're arriving on an early flight , but this depends entirely on prior occupancy of your accommodation , and is not guaranteed.

Check out time is 11:00am. All guests, along will their possessions, must have vacatite the property by 11:00am. Guests staying in rental properties after the check out time will be charged accordingly.

What's Included in my rental fee?

Your rental fee includes rental of the accommodation for the period specified on your booking form , airport greeting , electricity consumed, Cable TV , local telephone calls , and a mid-week maid service.

What's not included is additional maid service, air conditioning costs in properties where the air conditioning is metered and charged back to the renter , long distance phone calls ( including 1-800 calls ) , Internet use , transportation to and from the airport.

Security and Damage Deposits

Coldwell Banker and/or any booking agents working on its behalf will hold the equivalent of one nights rental as a security deposit. The deposit is refunded in 30-90 days depending on, but not limited to, local telephone billing cycles. Refunds of deposits will be expedited as quickly as possible.
Travel Insurance
Coldwell Banker recognizes that the unforeseen may happen in life, and as a result, an unpredictable circumstance may force you to alter your villa vacation travel plans. As such, we recommend trip cancellation insurance on all private villa rentals and rental home accommodations.
Occupancy by Numbers
No parties, weddings or large gatherings are allowed in the villas/condos without written permission. Villas/condos may not be occupied by more guets that specified in the rental contract. Rates are based occupancy and additional fees may apply.
Tax & Service Charge
The Government of Turks % Caicos Islands applies a 10% Accomodation Tax on all villa/condo rentals. This charge is not included in villa/rental rates and will be applied at time of booking.
